Want to buy a Home…Have Patience

It seems that these days all we continue to tell our clients who are hoping to take advantage of the lower house prices and acceptable interest rates is “have patience”.

Yes it is not uncommon to be competing with several other offers on the house you see could possibly be your home. Our sage advice is to write your strongest offer the first time out of the gates and to be patient.

Now that doesn’t mean that you should throw caution to the wind and offer more on any property than you can manage. I think that is one of the reasons we are in this mess in the first place. It does mean to look carefully at the property, make your highest and best offer and stick to your guns. Make sure there are no defects or malfunctions that are beyond your means to fix yourself or pay to have fixed after close of escrow. Oh, and you really don’t have time to go home and think about the property and then call your lender about it. Get pre-APPROVED first and have your pre approval letter with you or easily accessible when the time comes to write your best offer.

You should figure that you will fail a few times before you put a purchase together and remember failing only makes you a smarter, stronger, winner in the long run.

So don’t get discouraged, stop pouting, stiffen that upper lip and go out there and find your new home and make it work with the help of a strong reputable lender and your REALTOR who you trust!
