Foreclosure…not just for the “short of cash”

March 31, 2008 · Filed Under Real Estate · 3 Comments

Ok, now here’s something I haven’t heard banterred about yet:  Using the foreclosure process to manage your real estate investement. Be it your personal residence, a duplex, or any variety of real estate holdings. I don’t believe that everyone who is not paying their monthly mortgage payments, does not have the money in the bank. I also don’t believe that every mortgage that is adjusting will force the borrower/property owner into default. I also don’t believe that everyone is totally naive to the loan documents they signed promising to pay back the money they borrowed on terms they agreed to. I do believe that some property owners are using these excuses to dispose of a “currently” depreciating asset. If you look at the history of homeownership, values increase over time. I agree that we are undergoing a change unlike any we’ve seen before. The buyers ( especially first-time buyers ) who have bought in the last 10 years have only seen property values increase, unlike their parents who have been through several cycles. Real estate is and continues to be a very secure long-term investment. What concerns me is that people’s attitude towards responsibility and not keeping their committments. I guess they figure they will dispose of their proerty now, and get rid of the debt. I do understand that it may not be easy paying on a$450,000.00 mortgage for a house currently valued at $300,000.00. But they did agree to it. If you’re not selling, the depreciated value is only in your mind. It’s not real unless you actually do sell. And of course, there are a million differnet stories of why people take this path. Some are legitimate. Loss of job, death, divorce, and I’m sure many more. I guess death is a given.  They rest of the excuses don’t fly in my book. So, my advice is to hold on tight and complete the ride. Afterall, life is just that…a ride.

Health and Fitness

Well, my wife and I and our (Navy Seals Group) had a wonderful workout this last Saturday to help make room for all the good food we shared with family and friends Easter Sunday. We met our buddies at the club just before 09:00 and warmed up a bit and at 09:00 sharp we ran to our nearest 4 story parking garage and sprinted the stairs up and down for 6 sets and then ran back to the club where we grabbed some bars and medicine balls . Our Master Sargeant told us to put the bars behind our heads and lunge around the pool which of course we did, then when we arrived at the place we began our lunges we dropped our bars and took the medicine balls and held them in front of us and lunged around the pool again working our obliques until we wanted to scream, oh wait, we did scream.

It didn’t stop there we still have another 1 hour and 15 minutes to go so in the pool we go with our medicine balls above our head running back and forth in the shallow end pumping those balls up and down. Yes our arms are getting a bit tired. Ok, get out of the pool and give me 30 seconds of squats followed by 30 seconds of holding a lunge position pumping our ball with one hand above our head and back to our shoulder, followed by holding a squat position with our shoulders back chest out bringing our balls (medicine) to our chest and then swinging our staightened  arms to each side and repeat for 30 seconds, followed by pushups and then get back in the water and start it all over again for 30 minutes.

Now it is time to get our water dumbell go to the swimming lanes tuck our dumbell between our legs and swim back and forth in the 25 meter lanes using only our upper body. Oh wait, now we have 30 seconds to make it to the other side of the 25 meter pool using only upper body (I don’t think I mentioned there are only a few people that can actually swim, I am not one of those people). Now get out do 10 pushups, get back in and do it again and again and again. All in all a very fun 2 hour workout.

Why do we do this? It is so incredibly important to have that outlet for the stresses of the day and week and to keep our bodies in good physical and mental shape for the years to come.  Oh, did I mentioned we really aren’t Navy Seals? And, we respect and understand the physical and mental toughness it takes to be a Seal. We old farts just enjoy playing and testing our limits, having fun staying in shape. HOORAH!!!!!
